Our entire owner onboarding process can be done online with no in person meeting needed. Just let us know where to collect the property keys and we’ll take care of the rest.

It’s vital that properties are well presented as it makes the marketing and getting quality tenants much easier. Make sure the property is reasonably clean, all appliances and fixtures are in working order, lawns are mowed and locks working. We can work with you to make sure the property is presented in the best possible light to attract the best possible tenant.

Enrich has a database of tenants that are looking for rentals. We also advertise on realestate.co.nz, trademe and utilise social media channels where necessary. Our viewing tracker software and online application forms makes applying for an moving into an Enrich property hasslefree.

All tenants are met by one of our property managers or letting agents where a personal connection can be made. Tenants are also required to complete our online application form which captures information to complete background and credit checks along with reference checks.

We highly recommended that all owners carry a comprehensive Landlord Insurance Policy. Good policies should include coverage for the rental itself, Landlord contents (such as appliances, curtains etc), public liability, malicious damage and loss of rent. Please contact your favourite insurance provider for more details.

Reactive Maintenance - Enrich will go ahead and arrange any repair if under a certain amount or work with an owner to put a plan in place.

Every Enrich tenant has access to our tenant concierge service where they can log and advise us of property issues. The system also asks the tenant a range of questions and provides them with suggestions to try and avoid unnecessary and expensive call-outs.

Preventative Maintenance - Owners are responsible for things such as outside cleaning, house washing, gutter cleaning etc. We suggest putting together a structured plan to make sure the property is well maintained and cost kept under control.

As well as attending to everyday issues that may arise it’s also suggested that we put together a maintenance plan to make sure the property is well maintained.
